These figures describe different active inventories. They do not mean a condo is automatically less expensive to own, or that a single-family property is automatically a better value.

When a Hampton Condo May Fit

  • You prefer shared exterior or common-area maintenance.
  • You want access to locations where detached homes may be less available.
  • You understand and accept association rules, fees, insurance structure, and project planning.
  • The unit's parking, storage, rental permissions, flood coverage, and year-round systems meet your needs.

When a Single-Family Home May Fit

  • You value more control over exterior work, land, and improvements.
  • You are prepared to budget directly for roofing, siding, drainage, landscaping, and major systems.
  • The parcel's zoning, flood exposure, utilities, access, and maintenance requirements are acceptable.

Do Not Compare Fees Without Responsibilities

A condominium fee is meaningful only in relation to what it covers and whether the association is adequately funded. Compare the declaration, budget, reserves, recent minutes, insurance deductibles, pending projects, assessments, litigation, rental restrictions, pet rules, parking rights, and maintenance boundaries.

Coastal Insurance and Building Condition

For either ownership form, investigate flood and wind coverage, elevation, prior losses, moisture, exterior exposure, drainage, foundation design, and salt-related deterioration. In a condo, determine which policy responds to which part of the building and what deductible could be allocated to owners.
