Exeter buyers can choose between detached homes and a varied condominium inventory. The right comparison includes price, supply, building age, maintenance, insurance, association obligations, utilities, parking, and intended use—not purchase price alone.

Exeter Market Comparison

HouseCanary's city reports generated August 18, 2026 showed the following active-market snapshot, with spreadsheet data updated August 14:

Metric Single-family Condo
Listings 8 16
Median asking price $724,500 $386,250
Median asking price per sq. ft. $419.34 $373.33
Median days on market 46 27
Months of supply 2.00 4.57
Close to original list 95.42% Not available

These figures describe different active inventories, and the single-family sample contains only eight listings. They do not mean a condo is automatically less expensive to own or that a detached home is automatically a better value.

When an Exeter Condo May Fit

  • You prefer shared exterior or common-area maintenance.
  • You want access to a location or price point where detached options are limited.
  • You understand the association's rules, reserves, insurance structure, and project planning.
  • The unit's parking, storage, access, occupancy, and rental provisions meet your needs.

When a Single-Family Home May Fit

  • You value more control over land, exterior work, and improvements.
  • You are prepared to budget directly for the roof, siding, drainage, landscaping, utilities, and major systems.
  • The parcel's zoning, historic status, wetlands, access, and utility arrangements are acceptable.

Do Not Compare Fees Without Responsibilities

A condominium fee is meaningful only in relation to what it covers and whether the association is adequately funded. Compare the declaration, bylaws, budget, reserves, recent minutes, master insurance, deductibles, pending projects, assessments, litigation, rental restrictions, pet rules, parking rights, and maintenance boundaries.

Older Buildings, Conversions, and Newer Communities

An in-town conversion may require close review of building systems, sound transmission, parking, historic limitations, and shared maintenance. A newer planned community may require review of construction phases, developer control, warranties, amenities, reserves, and future fees. Legal structure and condition matter more than a simple old-versus-new label.

Exeter Condo vs. Home FAQs

Are Exeter condos cheaper than single-family homes?

The August 14, 2026 median asking price was lower for condos, but total ownership costs depend on fees, taxes, insurance, assessments, utilities, financing, and condition.

Why is condo months of supply higher?

The current report shows more condo inventory relative to its recent sales pace. Small samples and differences among developments can make the townwide measure move quickly.

Why is the current condo sale-to-list figure missing?

HouseCanary did not report a current-week value. This guide does not replace it with an older figure or the single-family statistic.
