2026 trend line
How the statewide market changed
The seasonal rise in inventory expanded buyer choice from winter through midsummer. Prices nevertheless remained above their year-earlier levels in most monthly single-family reports.

Local context matters
Move from statewide data to a local market
New Hampshire is not one uniform housing market. Property type, town, neighborhood, condition, utilities, waterfront status, and price range can produce very different conditions.

Market reports are most useful for understanding direction and context. They are the beginning of a property decision, not the final answer.
Common questions
New Hampshire real estate market FAQ
Clear answers for interpreting the statewide reports.
What is the median home price in New Hampshire?
For July 2026, NHAR reported a $580,000 statewide median price for single-family homes and $429,950 for condominiums. A statewide median is not an estimate of a particular property's value.
Is New Hampshire a buyer's or seller's market?
Conditions vary by community and property type. Statewide single-family supply reached 2.7 months in July 2026—more than January's 1.4 months, but still short of what is often considered a broadly balanced market.
Why can the median price change from month to month?
The median depends on the mix of properties sold, including their locations, sizes, price ranges, and condition. It is not a constant-quality price index.
How often are these reports updated?
A new narrative report is planned monthly after the New Hampshire REALTORS® monthly indicators become available. This hub will be updated with the newest report and trend data.
How do I find the market value of my home?
Use a property-specific analysis based on recent comparable sales, current competition, condition, location, and features. You can request a New Hampshire home-value review.
